Contract Element No.1

The refurbishment of, alteration to and extension to the existing house known as Poles Convent to provide a 4/5 storey 71 room four star hotel, carried out by Hubert C. Leach Limited under the JCT Standard Form of Building Contracts Private Without Quantities 1980 Edition (Approximate Final Cost – £6,425,000).

Contract Element No.2

The construction of a luxury two storey leisure complex adjacent to the hotel including squash courts, gymnasium, swimming pool and sauna, snooker room, restaurant and bar carried out by Wimpey Construction (UK) Limited under the JCT Standard Form of Building Contract Private without Quantities 1980 Edition (Approximate Final Cost – £5,675,000).

Contract Element No.3

The construction of a separate hotel annex building provide 32 extra bedrooms and a conference centre carried out by Wimpey Construction (UK) Limited under the JCT Standard Form of Building Contract Private without Quantities 1980 Edition (Final Cost £4,130,000).

Contract Element No.4

The construction of twelve luxury mews houses and garages carried out by Wimpey Construction (UK) Limited under the JCT Standard Form of Building Contract Private Without Quantities 1980 Edition (Final Cost £975,000).

Contract Element No.5

The construction of an 18 hole golf course carried out by Southern Golf Limited under the Specialist Contract prepared by Golden Bear Associates (USA) (Final Cost – £1,250,000).

Contract Element No.6

The adaption of the existing and construction of a new road layout to serve all areas of the development carried out by Wimpey Construction (UK) Limited under ICE Standard Form of Contract for Civil Engineering Works 1986 Edition (Final Cost – £625,000).

Contract Element No. 7

The conversion of the existing barns and associated farm building to provide an exclusive residential complex carried out by Hubert C. Leach Limited under the JCT Standard Form of Building Contract Private Without Quantities 1980 Edition (Final cost – £1,400,000).

Contract Element No.8

The construction of a maintenance depot for the use of the golf maintenance division carried out by Hubert C. Leach Limited Building Contract Without Quantities 19 Edition (Final Cost £310,000).

Contract Element No.9

Landscaping works carried out by Allsop & Sapsed (Builders) Limited under the JCT Standard Form of Building Contract private with Approximate Quantities 1980 Edition (Final Cost – £195,000).

Contract Element No.10.

The installation of external road and floodlighting carried out by Tilen Electrics Limited under the JCT Standard Form of Building Contract Private Without Quantities 1980 Edition (Final Cost – £100,000)

The Hanbury Manor Development is situated on the main A10 carriageway between London and Cambridge approximately 3 miles north of the town of Ware in Hertfordshire.

The Client was Poles Limited whose registered office is situated at Hamels Mansion, Hamels Park, Knights Hill, Buntingford, Herts, SG9 9NF.

The Architect was Peter Inston Design Company whose registered office is situated at Lansdowne House. 48 – 52 Birmingham Road, Bromsgrove, Worcs, B61 0DD.

The Construction project was carried out in a series of Contract packages as detailed in Contract Particulars.

The entire contract was completed on time, within budget and to an excellent level of workmanship.

 GEA were commended by the Client for a professional service in adopting a very ‘hands on ‘approach, throughout the procurement and construction phases.
