1. Extension Project
Scope of Works
The scope of works was to improve the existing facilities at the Club at Ground Floor level, by extending the building footprint for provide additional space of the bar and seating areas and to provide a dedicated ‘dance floor’ area.
Improve the impact of the Entrance area and upgrade the toilet areas. The Steward’s Flat at 1st floor level was completely renovated.
Professional Team
GEA were the appointed Cost Contract Consultant and Project Managers.
Budget/Contract Sum
The Budget was set at Feasibility Stage was £450,000 for the construction works.
The works were competitively tendered by GEA using the JCT Intermediate Form of Contract. The most competitive tender received was from Wates Construction Limited, who bid, after analysis and negotiation by GEA was agreed at £425,127.52
Programme
The construction programme was to complete the construction works within 32 weeks.
Summary
The contract was completed on time, within budget and to a high standard of workmanship. GEA were congratulated by the Board of Governors and members of the club on the services provided.
Graham Ellis a member of Canon’s Brook Golf Club. Feedback from the members has been very positive since the alterations were made, enabling the Club to hold various social events, presentations etc in comfortable and relaxed surroundings.
2. Biomass Project
Scope of Works
The challenge of this project was to dramatically reduce the Club’s escalating energy bills via the RHI Incentive by converting the existing heating system to Biomass.
New equipment was installed within the existing ancillary buildings in the courtyard with pipes routing through the existing roof void of the Grade I listed Barn.
The installation halved the Club’s energy bills by £8,000 per year with a payback on the capital cost within 4 years. In addition, the Club received income, of approximately £20,000 per year through the RHI scheme, by reducing carbon emissions, which was guaranteed for 20 years form installation date.
Professional Team
GEA were the appointed Contract Administrators and Project Manager, providing Architectural, Quantity Surveying and CDM services.
Budget/Contract Sum
The budget set at feasibility stage was £104,000 for the construction works.
The works were competitively tendered by GEA using the JCT Minor Works Form of Contract. The most competitive tender received was from Just Energy Solutions,, whose bid was agreed at £103,000.00
Programme
The construction programme was to compete the construction works within 12 weeks.
Summary
The contract was completed on time, within budget and to a high standard of workmanship. GEA were congratulated by the Board of Governors and members of the Club on the service provided.

Client’s Brief
GEA have been involved over the years on a number of building projects at the Golf Club, the major ones being:
- Extension and refurbishment of Clubhouse and bar area to provide additional space for members social activities.
- Conversion of existing heating system to Biomass.
